- Review PSA for missing signatures/initials and/or addenda and secure missing initials/documents
- Create summary timeline sheet
- Send congratulatory email to seller with reminder of what to do and not to do
- Send intro email to escrow and listing agent, with copy of contract and timeline
- Monitor Earnest Money deposit
- Secure copy of prelim report / Send to seller and buyer's agent once available
- Monitor contingencies (inspection, appraisal, financing, etc.) and keep seller and broker updated
- Draft addenda and manage the signature process with parties involved in the transaction on broker’s behalf
- Follow up appraisal with lender; Keep seller and broker updated on appraisal status
- Monitor loan status until file is cleared to close and Closing Disclosures are acknowledged by buyer
- Keep buyer and broker informed of any development on the file
- Follow up with seller on the status of any repairs per 35R/Addendum or appraisal report
- Remind seller of upcoming signing with reminder of any travel plans before closing date
- Secure copy of estimated settlement statement prior to signing and send to seller and broker
- Create and send Commission Disbursement to escrow
- Remind broker on removal of staging props, if staged
- Monitor signing appointments for all parties by escrow
- Remind broker on delivery of keys
- Monitor release of file to record and when recording #s become available
- Send congratulatory email to seller with reminder on contacting utilities to stop services
- Complete listing info on Paperless Pipeline and upload listing documents
- Order yard sign down
- Confirm with escrow if checks have been disbursed and sent and get tracking #
